Crawlspace Water Removal and Drying
Water under the house is easy to miss and hard to dry. Left alone, it soaks insulation, raises the humidity in your home and can lead to mold and rot in the framing. Hand in Hand Restoration removes the water, replaces what's ruined and dries the crawlspace properly. Our family-owned team is based in Bow and serves Skagit, Whatcom, Snohomish and Island counties.

Signs of water in your crawlspace
- A musty or sewer smell inside the house
- Higher than normal humidity or condensation on windows
- Floors that feel soft, cupped or cold
- Insulation hanging down or lying on the ground
- Your water bill jumped or the well pump runs more than usual
- Standing water you can see from the access hatch
Where crawlspace water comes from
- Plumbing leaks. A supply line or drain under the floor can leak for weeks before anyone notices.
- Burst pipes after a freeze, especially lines with missing insulation.
- Groundwater and river flooding. Much of the Skagit Valley sits on a high water table, and crawlspaces near the Skagit, Samish, Nooksack and Snohomish rivers take on water in wet winters.
- Sewer or septic backups under the house. These need sewage cleanup, not just drying.
How we dry a crawlspace
- Inspect. We check the water source, how far it spread and whether it may include sewage.
- Extract. We pump or vacuum out standing water.
- Remove wet materials. Soaked insulation and damaged vapor barrier come out so the framing and subfloor can dry.
- Dry. Dehumidifiers and air movers dry the joists and subfloor. We take moisture readings until the wood is back to normal.
- Replace. We put back insulation and vapor barrier once the space is dry.
If the water came from a leaking pipe, a plumber repairs the line. If groundwater keeps coming in, we'll tell you what we saw so you can talk to a drainage contractor.
Insurance documentation
We document crawlspace jobs with photos, moisture readings, a scope of work and Xactimate estimates when applicable, and can share them with your adjuster. Coverage depends on the cause of the water and your policy, and your insurer decides it.
Frequently asked questions
Is a little water in the crawlspace a problem?
It can be. Even shallow water raises humidity under the house, and wet insulation stops working. We'll check the moisture levels and tell you whether it needs drying.
Do you have to replace the insulation?
Insulation that's been soaked usually has to be replaced. It holds water against the subfloor and won't dry well in place.
How long does it take to dry a crawlspace?
Often 3 to 7 days, depending on how much water there was and how wet the framing got.
What if the water has sewage in it?
Tell us when you call. Sewage needs a different cleanup process. See our sewage backup cleanup page.
Do you serve rural homes on wells and septic?
Yes. We serve homes and properties across Skagit, Whatcom, Snohomish and Island counties.
