What to do right now

  1. Shut off the water. Close your main shutoff. It's usually where the line enters the house, in the garage or crawlspace, or at the meter box near the street.
  2. Stay clear of electrical hazards. Don't walk through water near outlets, cords or appliances. If water is near your electrical panel, don't cross wet floors to reach it.
  3. Watch the ceilings. Stay out from under a ceiling that's sagging or bulging with water.
  4. Call a plumber to repair the pipe, and call us at 360-770-0058 for the water damage.
  5. Take photos of the damage from a safe spot.

Why pipes freeze here

Northwest Washington doesn't freeze often, so many homes aren't built for it. When arctic air comes down the Fraser Valley, temperatures can drop fast, especially in Whatcom County and the Skagit Valley. The pipes most at risk run through:

  • Crawlspaces with missing or damaged insulation
  • Exterior walls and unheated garages
  • Vacation homes, cabins and rentals left empty during a cold snap

A frozen pipe often doesn't leak until it thaws. Many of our calls come a day or two after the cold breaks.

How we handle burst pipe damage

  1. Find where the water went. Moisture meters show water inside walls, under flooring and in the crawlspace, not just what you can see.
  2. Extract the water from floors, carpet and the crawlspace.
  3. Remove what can't be saved, such as soaked insulation, swollen baseboard or wet drywall, so the framing can dry.
  4. Dry the structure with air movers and dehumidifiers, checked with daily moisture readings.
  5. Repair the drywall, insulation, flooring, trim and paint once the structure is dry.

Insurance documentation

Sudden pipe bursts are a common homeowner claim. We document the damage with photos, moisture readings, a scope of work and Xactimate estimates when applicable, and we can share them with your adjuster. Your insurer decides coverage under your policy.

Prevent the next one

  • Know where your main shutoff is before you need it.
  • Disconnect garden hoses and cover outdoor faucets before a freeze.
  • Keep the heat at 55°F or higher, even in an empty house.
  • Open cabinet doors under sinks on exterior walls during a cold snap.
  • Let a faucet drip on the coldest nights.

Frequently asked questions

My pipe is frozen but not leaking. What should I do?

Shut off the main water so it can't flood when it thaws, then call a plumber to thaw and check the line. Never use an open flame to thaw a pipe.

Do you repair the broken pipe?

No. A plumber repairs the pipe. We handle the water removal, drying and repairs to your home. Tell us if the leak has been stopped when you call.

How long does drying take after a burst pipe?

Usually 3 to 7 days, depending on how much water there was and what materials got wet. Moisture readings tell us when the area is ready for repairs.

The leak was small. Do I still need drying?

Water often travels farther than it looks, into wall cavities and under flooring. We check with moisture meters and tell you what we find.
